Construction Management Planning

Since 2015 it is increasingly common for local authorities to request a construction management plan (CMP) to be submitted at the time of a planning application.

In the past a simple CMP would have been prepared by a contractor free of charge as a way of getting their foot in the door of a project. However this is no longer feasible as local authorities are starting to ask more specific questions within the plan and seeking reassurances that construction issues are being addressed professionally before planning consent is given.

At Ashfold we have in-house capability to prepare design and construction sequences using the same software as most major contractors. This allows us to provide clients with masterplanning programmes to inform the CMP. We also help appropriate sub-consultants to provide strategies for likely build sequence, noise control, water course protection, air quality and utility studies that will be necessary at the pre-planning stage. To date we have submitted CMP’s in The London Boroughs of Westminster, Southwark, Camden, and Kensington and Chelsea. These have been for a range of projects ranging from small houses through to multi-storey developments.
