Our role

At the time we joined the project team, the contractor, Open Contracts,
had already started work on site, however the scope of work was proving
greater than anticipated. On the recommendation of Dorrington Estates,
the project developer whom we had previously worked with, Ashfold
was appointed construction project manager and contract administrator.
In this dual role, we managed the development of the design, provided
information to the contractor and advised on costs and procurement.

Project details

Fairfax House in central London is a unique building full of historical
character. The brief for this refurbishment project was to transform
10,000sqft of well used space over two floors into Cat A quality office
accommodation designed to attract tenants looking for work space with
unique appeal.

The refurbishment of the ground and lower ground floors involved the
removal and replacement of the dilapidated installation with a new Cat
A installation suitable for the current fit out market. New architectural
features designed into the space create light and character and include
exposed historical structural elements and services, the insertion of a
glazed roof over an existing lightwell and installation of wooden floors, in
lieu of more traditional office floor tiles. On completion, the refurbished
space was successfully let to a new high profile tenant.
